The existing layout did not make effective use of the available space. I identified an opportunity to reconfigure the property as a functional two-bedroom home while completing a comprehensive refurbishment throughout.
The project required careful design and coordination to ensure that the additional bedroom did not compromise the living space or the overall quality of the property.
The £70,000 refurbishment was completed in under 100 days. The finished property provides two bedrooms alongside modern living accommodation designed for the long-term rental market.
Following completion, the property received a formal mortgage valuation of £500,000. Local estate agents provided market appraisals ranging from £525,000 to £550,000. These agent figures represent professional opinions of potential market value rather than formal mortgage valuations.
The property has been retained and is now tenanted, consistent with my long-term buy-and-hold strategy.
