The building was already arranged as five self-contained flats, but its lawful use had not been formally confirmed. I structured the purchase so that completion was conditional on obtaining a Lawful Development Certificate, removing that uncertainty before ownership transferred.

The Grosvenor Revival is a block of five self-contained flats in Scarborough.

When the opportunity arose, the building was already configured and being used as five flats, but it did not have a Lawful Development Certificate formally confirming that the established use was lawful.

Rather than complete the acquisition with this uncertainty unresolved, I agreed a conditional purchase. Completion was dependent on the Lawful Development Certificate being granted.

Following exchange, I was given access to the building so that the refurbishment could begin while the planning consultant progressed the application. The certificate was successfully granted before the purchase completed, providing certainty over the lawful use of all five flats.

The project involved £100,000 of refurbishment works across the building. All five flats have now been fully refurbished and prepared for the rental market.

Following completion of the works, the property was valued at £650,000.

The Grosvenor Revival demonstrates how careful deal structuring can resolve planning uncertainty while allowing refurbishment work to progress efficiently. It also highlights the importance of completing thorough due diligence and securing the correct documentation before taking ownership.
