A Grade II listed building in Tamworth where planning permission was secured before completion, followed by the full refurbishment of its five self-contained flats.

Castle View presented two connected challenges: securing the correct planning permission for its use as five self-contained flats and sensitively refurbishing a Grade II listed building. I structured the purchase so that completion was conditional on obtaining full planning permission, removing the planning uncertainty before ownership transferred.

Castle View is a Grade II listed building in Tamworth arranged as five self-contained flats.

When the opportunity arose, the building’s physical configuration and planning status were not aligned. That planning uncertainty, combined with its listed status and the need for a comprehensive refurbishment, made the transaction considerably more complex than a conventional block purchase.

Rather than complete the acquisition with the planning position unresolved, I agreed a conditional purchase. Completion was dependent on obtaining full planning permission for the building’s use as five self-contained flats.

Following exchange, I was granted access to the building so that the refurbishment could progress while the planning and heritage specialists managed the application. Full planning permission was successfully obtained before the purchase completed.

The project involved £213,000 of refurbishment works across all five flats. The completed property was valued at £745,000.

All five flats have now been fully refurbished and tenants secured, with the new tenancies commencing in August 2026.

Castle View demonstrates how careful deal structuring can reduce planning risk while allowing a complex refurbishment project to progress efficiently. It also highlights the importance of working with experienced planning, heritage and construction professionals when dealing with listed buildings.
