South Cliff Sands is a freehold block of six self-contained flats in Scarborough, acquired in February 2026.

The building was in poor condition and required a comprehensive refurbishment. However, it offered the opportunity to improve the quality of all six flats while creating a more effective legal and financial structure for long-term ownership.

The title split was completed simultaneously with the purchase, meaning that each flat had its own individual title from the point of acquisition. Completing this work at entry ensured that the legal structure was aligned with the long-term strategy from the outset.

A £145,000 refurbishment programme is now underway across the building. Once the works are complete, the six flats will be retained as long-term rental properties.

The projected post-refurbishment value is £775,000. This remains a projection and will not be presented as a completed valuation until the refurbishment has finished and a formal valuation has been obtained.
